One question I often hear is: “How can I maximize the sale of my property?”
Should I do brickwork; redo the roof; renovate the kitchen?
While those improvements might be necessary, they rarely give you $1.50 back for each dollar invested. Getting good, even great, results when selling is all about mastering the art of first impressions.
With spring upon us, and summer just around the corner, I want to highlight one of the most overlooked aspects of first impressions: Landscaping and outdoor space.
Most sellers think of decluttering, or repainting first; and, yes that’s a great start but they completely overlook the power of well-groomed landscaping.
Logic leads to thought but, emotion causes one to act. Nothing sparks emotion like a beautiful outdoor setting.
If you’re planning on selling this summer, fall, or even next spring, here are a few pro tips to help you make the most of your outdoor space:
PRO TIP 1
If you have a house with a front or back yard:
You likely already have grass, shrubs, and flower beds.
Start by assessing what you have. Mature, well-maintained landscaping often looks better than anything newly planted, and improves year after year.
Rehab your grass: If it’s patchy or tired, consider reseeding, or laying new soil; giving it consistent care.
Prune overgrown trees and shrubs: Overgrowth can look messy and uninviting. Trimming everything back makes the space feel clean, intentional, and well-maintained.
Redefine flower beds: It may seem minor, but clearly defining your flower beds adds instant curb appeal. Remove weeds, and ensure there’s a distinct line between soil and grass.
Budget tip: If time and money are limited, focus your energy on the front yard first. That’s where the first impression is made.

If you live in a condo with a balcony or terrace:
Furnish the space. Use size-appropriate furniture. IKEA often has stylish, affordable options, suitable for staging a “vibe”. A well-laid-out outdoor area subconsciously adds a “bonus room” to the condo in the buyers’ mind.
This becomes the “fun zone”, where they imagine morning coffee, evening drinks, or dinner with friends. Don’t underestimate the impact of a few potted plants, hanging planters, or string lights.

Refresh your woodwork:
This is one of the most overlooked details.
Whether it’s a front porch, back deck, fence, or even wooden outdoor furniture; if it hasn’t been stained, or painted, in a couple of years, give some love.
Old, faded wood sends the wrong message. A quick coat of stain or paint can make it all look brand new again. Just do it!
PRO TIP 4
Plan ahead, especially if you’re selling next spring:
Even if you’re not listing until next year, have your photos and videos taken this summer when your outdoor space looks its best.
If you’re on top of your yard maintenance, wait until late summer.
If not, schedule your shoot right after your first round of grooming, trimming, and staining. These visuals will be impactful, especially if you’re selling in winter, or early spring, when outdoor spaces aren’t presentable.
In all cases: Taking these steps creates a visceral reaction from buyers, from the moment they approach your property, often without even knowing why they prefer it over others.
And, if you’re selling off-season, your summer photos and videos will make your listing stand out from those who failed to plan ahead.
