What I see during a property visit that you don’t

When I visit a property with a client as a real estate broker in Southwest Montreal, we are not looking at the same things.
Clients picture their life in the space: where the couch goes, how they will use the kitchen. That is natural, and it matters. But my job is to look further.

The overall condition of the property
After hundreds of visits across Saint-Henri, Griffintown, Pointe-Saint-Charles, and Little Burgundy, certain details stand out to me immediately: a suspicious crack, signs of moisture, an aging roof, outdated electrical. I am not replacing the building inspector, but I can flag concerns well before we even get there.

The hidden potential
I also see what a property could become. A wall removed, a window added, an underused space transformed. Sometimes the best property is the one that does not yet look like what you are searching for. That is where a real estate broker in Southwest Montreal with real field experience makes all the difference.

Is it a good deal?
That is often the most important question. When you are ready to make an offer, you may have seen a dozen homes. I have seen hundreds. I can put the price in context and tell you whether it is fair, or not.
